<h1>What’s behind the restaurant boom? Convenience </h1>

<p>Opening the 20th restaurant in a stretch of Shelby Drive might make investor Anwar Aman seem late to the table. Yet new eateries have sprouted at urban crossroads nationwide. His story tells why.</p>

Driving along a row of busy strip shopping centers near Memphis International Airport, Anwar Aman can see the signs. There’s Wendy’s, Fish Fila, Taco Bell, and Little Caesars. Then comes Subway, Kentucky Fried Chicken, New China, McDonald’s, Rayford, Kobe, Papa John’s and Burger King. Once he parks his Toyota Camry at 6990 Shelby Drive, Aman can have counted within one mile the road signs of 19 different restaurants. It’s a lot of dining choice, but for Aman, a restaurant investor, not too much choice to warn him off.

Enticed by Memphians’ fondness for eating out, Aman and his firm, 600-employee Radiant Group of Collierville, has invested a pile of money in one more roadside dining spot. A tiny Checkers fast-food restaurant was set to open Tuesday at 6990 Shelby. Opening the 20th restaurant in this stretch of fast food splendor might make Aman seem late to the table. Yet investors like him eagerly have bellied up. Across the country, new eateries have sprouted at urban crossroads.  “We think we can build up to 10 more” <b><a href="https://www.radiantgroup.us/radiant-group-industries/">Checkers in Greater Memphis</a></b>, Aman said. Fueling the restaurant building boom across the nation has been Trump tax cuts, investors’ appetite for restaurant profits and the American consumer’s seemingly insatiable demand for convenience.

<h3>Investors backing national chains</h3>

“They just don’t want to cook anymore,” said Bruce Kim, director of franchise development for Checkers &amp; Rally’s, the Florida-based chain. “We live in an ever more convenience-oriented society.’’

By 2015, U.S. families spent more than half their food budget on restaurant and take-out meals. Analysts figure the typical worker eats out five times each week on average. Whether it is hamburger, pizza, taco, barbecue, cold cuts, fish, steak, chicken, soul, sushi, pasta or a simple salad, more than 100 million restaurant meals are sold daily. Despite the boom, chains that have relied on faded staples or lost touch have buckled. Nashville-based Back Yard Burgers entered bankruptcy reorganization after the half-pound burger left the menu. Other businesses have succeeded, attracted waves of investment money.

Looking for sure bets and better returns than stocks and bonds can deliver, investors have backed national chains, acquired franchises or offered expansion money to entrepreneurs. In Memphis, the chains Cook Out and Hopdoddy recently opened locations in the city. Domino’s rolled out a pizza theater-style restaurant in Midtown. And entrepreneurs such as Michael Black are buying franchises offering healthy fare. He plans to open Rising Roll this fall in Poplar Towers in East Memphis. Behind the chains are a long line of investment firms. Sentinel Partner Capital, for example, backs Checkers and Taco Bell. Argonne Capital is the largest franchisee in International House of Pancakes. Axum Capital bought Back Yard Burgers. Roark Capital invested in Arby’s and Jimmy John’s. In Memphis, a pair of well-known investment firms bought notable local barbecue chains — Kemmons Wilson Companies invested in Central Barbecue, Dobbs Equity Partners in Corky’s. Meanwhile, Memphis’ Gus’ Fried Chicken expanded outside the region. And Carlisle Corp. bought the Lyfe Kitchen chain and a string of Wendy’s on the Gulf coast.

“It’s never been this hot,” said Chance Carlisle of Memphis-based Carlisle Corp. “I probably get four calls a week from private equity firms.” When big chains like Burger King and Wendy’s began selling off hundreds of corporate-owned locations, entrepreneurs used money from the investors to snap up eateries and begin building more. Carlisle, which announced plans last week to move ahead with the $115 million One Beale apartment and hotel project Downtown, operates 155 Wendy’s restaurants as a franchisee. The firm recently bought 45 Wendy’s near Pensacola, Florida, and has embarked on its biggest construction program in years, building five new restaurants and remodeling a dozen more.

<h3>Restaurant jobs</h3>
In Memphis, the dining-out boom provided jobs coming out of the deep 2008 recession. As more people went back to work, they spent more eating out, Between 2010 and 2016, restaurants added 6,400 employees, a gain of 13.8 percent, while employment throughout all industries in the nine counties of metro Memphis grew 6.3 percent during those years, according to the U.S. Bureau of Labor Statistics.From expensive chef-led bistros to modest diners and food trucks, restaurants provided 52,570 payroll jobs in 2016 at average annual pay of $21,230. The single largest sector was 12,630 food preparation and counter clerks earning $19,840 per year on average. This sector includes most fast food employees. Over the last two years, a tight labor market has emerged. Back Yard Burgers came out of bankruptcy with no plans to replace workers wholesale by using new technology.”We have to be careful, as all brands do, about losing your soul,” Back Yard chief executive Scott Schotter said, noting he’s focused on retaining workers using better training.”You have to make work life better for people,” Schotter said. “They have to have the time to be friendly or get out in the dining room more often, not have to be back there all the time listening through the head phones.”

<h3>Emphasis on convenience </h3>
In Collierville, Aman didn’t set out to own fast food restaurants. He started with gas stations. Soon he was immersed in America’s fast food craze. It happened after he grew up in Pakistan, moved to Hong Kong, met his Indian wife, and they moved in 1996 in San Antonio, Texas. He enrolled in dental school. An acquaintance in Atlanta, an Amoco dealer, encouraged him to move to Atlanta and work for him. He did and in 1997 branched out, moving to the Memphis area and buying a pair of convenience stores in Collierville, launching Radiant Group. Today the firm owns outright or is in partnership with companies that control more than 80 convenience stores, gas stations and fast food restaurants located between Memphis and Florida.  He noticed once when Dunkin Donuts sprouted beside his burger restaurant, his own breakfast sales climbed. It was a lesson, he said. Consumers are drawn to areas where restaurants proliferate. Like a food court in a mall, the competing brands bring crowds. He took the lesson to 6990 Shelby, figured one more restaurant could succeed. The franchise is owned by Tri-State Restaurants LLC, a Memphis partnership of Radiant and a group of entrepreneurs including restaurateur Buddy Kheraj and former Burger King executive Carlos Sarria.

Aiming for fresh $5 meals, Checkers holds down construction costs. Its tiny dining spot offers outdoor patio seats and an indoor walk-up order window, but no indoor tables. The emphasis is on drivers placing and receiving food orders from their car and driving off immediately when served. Less than half the size of a typical Burger King, the restaurant at 6990 Shelby was delivered as four modules containing walls, floor, freezer, counter and grill. A crane hefted the modules off a trailer. Workers put them together. The restaurant contains 1,000 square feet under roof. A single clerk can take orders, fill drinks and reach the cash register with a few steps. Smart safes served by armored cars relieve managers of bank runs. The end result: Fewer workers are needed. Moreover, once the convenience of restaurant delivery services attract residents of Memphis and America the way it has Europeans, Sarria said, Checkers’ drive-through emphasis will lend itself to the new trend. “We think this could be a big part of the future,” he said.

<h1>The Local Checkers Franchise Group in Memphis</h1>

Carlos Sarria is the operating partner of the franchise group, which is under the umbrella of the Radiant Group of Companies. Radiant partners include CEO Anwar Aman, Sardar Aman, Badruddin Kheraj and Rafiq Devji. The group bought the 12 Checkers and then Rally’s locations in the Memphis market back in 2010, and Sarria joined the team to run day-to-day operations in 2014.

            The new Lamar Avenue location – Tristate’s first to open in four years – will feature a brand new modular building design. Interestingly, the site was previously a Checkers but had closed down many years ago before the new management group acquired the parcel.
            
            “We have a phenomenal, small footprint that has a great return on investment,” said Sarria, who spent more than 30 years with Tristate, which also operates some Subways, Church’s Chicken restaurants and convenience stores in the region, has identified five more area locations for future growth.
            
            “(Managing) the bottom line at Burger King was a lot more challenging than it is at Checkers,” he said. “I required a lot more sales in order to break even at Burger King. Checkers’ new 4.0 modular building can certainly challenge average restaurant sales of $1.5 million or more.”
            
            The buildings are constructed in four large pieces offsite in Almond Beach, Florida, and then shipped to Memphis and installed with cranes. All of the restaurant’s small wares and equipment come shrink-wrapped, so all that is needed is to connect utilities and landscape the property.
            
            “You can drop the building in, and in six weeks, technically, you can hand it over to the operations folks,” Sarria said. “The 4.0 module is just a great way to grow the brand.”
            
            Where previous Checkers restaurants featured double drive-through windows and an uncovered walk-up area in front, the new design has just one drive-up window on the traditional side, with a small covered vestibule for ordering in front and a covered outdoor patio where the second drive-through had been previously located.
            
            As with other evolutions in the business, fewer people are willing to use the secondary drive-through on the passenger side, said Checkers &amp; Rally’s director of franchise development Bruce Kim.

            “So to save money on staffing and maintenance, we’re only doing the single drive-through,” Kim said. “The modular is very pretty. It has a very high aesthetic. It’s shinier, and it has LED lights with the neon signs that we’ve used.”
            
            Kim estimates the cost of opening a Checkers location ranges from $200,000 to $1.2 million, depending on real estate and the condition of the building or plot.
            
            “The beautiful thing about us is we don’t require as much space, so where a McDonald’s or a Burger King can’t go in because they need almost a full acre, we can slide right in because we only need a third of an acre,” he said.
            
            In such a competitive industry, it is always challenging to control costs, be it food costs, affordable health care, employment, insurance, and other challenges.
            
            “The Checkers’ smaller, modular footprint at a lower cost obviously reduces a lot of those challenges,” said Sarria, who estimates the new Checkers will hire about 45 to 50 new team members including management.
            
            The group’s 12 existing restaurants employ approximately 350 people.
            
            “We’re excited about the Checkers brand and the growth we have for the city in terms of expanding our presence in the Memphis market and the other territories that we reach,” Sarria said. “We have another location on the ground right now on Shelby Drive, and it should be open in about 90 days.”
            
            There are 875 restaurants nationwide, including more than 600 run by franchisees.
            
            “We’re not small, but we’re not big either, so we have plenty of room for growth nationwide and per market,” Kim said. “We’re still far away from achieving maximum capacity or saturation in Memphis. The market could handle another 10 stores easily. We want to grow because if we don’t, our competitors will and out-position us.”

<p class="p1"><span class="s1">Two local real estate veterans are teaming up to develop a new hotel on Poplar Avenue, just west of I-240.</span></p>

<p class="p1"><span class="s1"> Aman is a Collierville-based real estate veteran who said he owns 85 Memphis properties &mdash; including convenience stores, Subway restaurants, Checkers restaurants, and&nbsp;retail centers &mdash; and more than 200 nationwide, including 13 hotels. Purohit has developed, operated and sold 15 hotels over the last 34 years, he said, including the Hilton Garden Inn in Wolfchase and a couple in DeSoto County.</span></p>
<p class="p1"><span class="s1"> The two friends have, for a while, been looking up and down Poplar between Kirby Road and Mendenhall Road for a spot to place their first joint venture.&nbsp;</span></p>

<p class="p8"><span class="s1"> Purohit said the site they purchased is one of the best in the county for hospitality. Along with a Poplar address and I-240 visibility, many of the nearby hotels are older and still garnering high occupancy rates.</span></p>
<p class="p8"><span class="s1"> It's such a good site that the two are hoping to build a larger, dual-branded hotel there &mdash; if they can acquire more adjacent land. They are currently in negotiations for a few of the adjoining properties.</span></p>
<p class="p8"><span class="s1"> "We might double the size," Purohit said. "We&rsquo;re trying to make the site bigger and better."</span></p>
<p class="p8"><span class="s1"> To help accommodate a bigger hotel, Aman and Purohit are hoping for a hand from&nbsp; <span class="s3">the Poplar Corridor TIF (tax increment financing) district</span>,which their hotel would sit within. The TIF is set to generate $42 million forimprovements to the area's walkability and infrastructure over 20 years. The TIFdollars are set to be allocated by an association directed by seven PoplarCorridor stakeholders.</span></p>

<p class="p8"><span class="s1"> Franklin Revocable Living Trust sold the Poplar property to Purohit and Aman. Loeb Realty Group's&nbsp; <span class="s3">Barry Maynard</span>, who has represented Aman for years, was the only broker involved in the sale.</span></p>
<p class="p8"><span class="s1"> Aman is also in the midst of redeveloping the gas station at the southwest corner of Poplar Avenue and Perkins Extd. into "the best <a href="https://www.radiantgroup.us/radiant-group-industries/">gas station in Memphis</a>." He said it will serve organic, fresh food along with quality coffee &mdash;&nbsp;a model he's seen work on the West Coast.</span></p>

                    <p>More details are emerging about a planned hotel which, at 10 stories, will
                        become a landmark in the East Memphis skyline.

                        and hotel developer Yogesh Purohit are building a 110,000-square-foot hotel with
                        up to 210 rooms near the southwest corner of Poplar and Interstate 240. The
                        structure at 5625 Poplar would be the tallest building along the 1.5-mile
                        section of Poplar between the 34-story Clark Tower and the expressway. The
                        tallest there now, Trustmark Centre, is nine stories. Aman and his real estate
                        broker, Barry Maynard of Loeb Realty Group, provided new project details to
                        <a target="_blank" href="https://dailymemphian.com/">The Daily Memphian.</a>
                        The hotel will be a dual-brand hotel. Aman and Purohit’s AP Hospitality Group
                        Partnership is negotiating with both Marriott and Hilton. No matter which hotel
                        company becomes part of the deal, the guest rooms will be split between two
                        branded hotels, Aman said. The project will cost from $18 million to $28 million
                        to build, Maynard said. There are plans for an attached, 180-space parking
                        garage behind the hotel, which will be pulled up close to the south side of
                        Poplar.</p>

                    <p>The roof will likely feature a bar or restaurant. The perch will allow views
                        “all the way to Shelby Farms,’’ Aman said. A restaurant as well as retail and
                        medical-office space will be offered for lease on the 15,000- to
                        20,000-square-foot ground floor. Aman’s Collierville-based
                        <a href="https://www.radiantgroup.us/">
                            Radiant Group
                        </a>
                        of Properties owns a large, varied portfolio of properties, including gas
                        stations, convenience stores, hotels, shopping centers, apartments and mobile
                        home communities. Purohit is president of Southaven-based PGC Management, which
                        develops, owns and manages suburban hotels. They will seek tax incentives
                        through the
                        <a target="_blank" href="http://www.growth-engine.org/">
                            Economic Development Growth Engine (EDGE) board.</a>
            
                        The property is within the new Poplar Corridor
            
                        <a target="_blank" href="https://en.wikipedia.org/wiki/Tax_increment_financing">Tax Increment Financing (TIF)</a>
                        District. That means a portion of the sales taxes generated by new development
                        are made available for infrastructure and improvements to make the area more
                        pedestrian friendly.</p>
                    <p>The future hotel site is on the south side of Poplar, across from Memorial
                        Park Funeral Home, where eastbound Poplar traffic can take the ramp to I-240.
                        More land may be added, but for now the site comprises property where an ear,
                        nose and throat doctors' office once operated and where a massage parlor
                        continues to operate.</p>
                    <p>If plans and approvals go smoothly, construction should start before the end
                        of the year, Aman said. “I think the area needs some really good restaurants and
                        a good bar over there,” he said. “We are talking to a couple of national brands
                        willing to go there,” Aman said. The real estate along Poplar is a prime area
                        for a hotel, he said. “That area is all businesses, everything there from Kirby
                        (on the east) to Mendenhall … It’s right there by (I-240), easy to get to the
                        airport, and all the top restaurants like Capitol Grill, Flemings, Ruth’s Chris
                        and Seasons 52. "Starbucks is walking distance across the road. It’s going to be
                        a good choice for travelers.&nbsp;</p>
                    <p>Anybody looking for a hotel will look for all the stuff around this hotel,”
                        Aman said. Maynard said the site has such a strong potential for hotel
                        development that industry companies described it as being about as good as it
                        gets. “We’ve been told by four leading hotel-development companies which weren’t
                        trying to sell us anything that the site, in proximity to the interstate, other
                        hotels, is the X-site for the perfect hotel site,” Maynard said. “That the site
                        is like&nbsp;<em>THE&nbsp;</em>site.”“Thedemandis there,” Aman said of the stretch between Mendenhall and Kirby. “Theoccupancyrates (at other hotels) are about 70 percent. In contrast, developinga hotel inDowntown Memphis has become more difficult because so many have justopened orare in the development pipeline, Aman said. Developing a dual-brandedhotel sitemeans that two different hotels will occupy the same building. Theidea is tocapture a wider range of demand by offering two differentaccommodations withdifferent rates and different finishes. But the hotels wouldshare one check-inarea, swimming pool and exercise room. Maynard has beenrepresenting Anwarexclusively for several years for a variety of real estatedeals, including gasstations, hotels, shopping centers, apartments, restaurantsand mobile homecommunities.</p>
